All about The Median...

The Median is a residential apartment building in Rosebank, Johannesburg. Over the past few years, the business hub of Rosebank has seen significant redevelopment of both commercial and residential property after The Rosebank Management District uplifted the area considerably. This has once again made Rosebank a desirable and profitable investment option for those looking to expand their property portfolio. The Median is ideally located opposite The Zone @ Rosebank. It is in the centre of one of Johannesburg’s largest business and entertainment hubs, where large corporates such as Standard Bank and Sasol have relocated.

The Median has 14 floors with a selection of configurations from 1 to 3 bedroom options.

The Median apartment sizes range from 50m2 to 160m2 penthouses.

The Median units will have a Mondrian interior design style with top finishes, and three colour palettes to choose from. Residents will have access to basement parking. The Median has 24hour security and a concierge. At street level, The Median will showcase a number of shop fronts including a trendy coffee shop that opens onto the pedestrian walkway on Cradock Avenue.

The Gautrain is less than 5min walk, and all main arterial transport routes are also within walking distance. The Zone @ Rosebank shopping complex is across the road, and The Firs and Rosebank Mall are all within walking distance – approximately 200m. The Median is in the centre of all amenities. Other amenities include: Netcare Rosebank Hospital, Rosebank Police Station, Gautrain and Virgin Active Rosebank. Surrounding retail and office centres include: The Mews and Baker Square and The Galleria.

Residential property buyers and investors have been drawn to the Rosebank precinct in recent years due to the good investment opportunities available as well as its range of amenities and excellent positioning close to a number of business hubs. The village-like feel of the area, with its tree-lined streets and pedestrian walkways has further added to its appeal.

The Median is also well placed to provide investors with strong returns. A case in point would be the success of The Vantage, which launched at R29 000/m2 in 2014. Subsequent sales of units that came back onto the market were pitched at the R35 000/m2 mark. “A 20% appreciation on average in less than a year and for a development that is not yet complete is a good indication of just how strong the capital growth possibilities are,” says Chris Renecle, MD of Renprop (Pty) Ltd. Renecle anticipates the demand for residential accommodation in Rosebank to continue for the foreseeable future, along with the capital growth prospects which are strongly influenced by the limited supply which is unable to meet the current level of demand.
